About us
A Melbourne family business, crafting homes worth being proud of.

Our approach
Design that starts with people.
Every home begins with the floorplan. We consider how people will move through each space, how they'll use each room, and how the home will feel to live in day to day.
That rigour, applied to every project regardless of scale, is what separates a house from a home.

Respect for place and community.
Every site we choose sits within an existing street, suburb, and community.
We design with that context in mind, considering how each project contributes to its neighbourhood, complements its surroundings, and leaves the street better than we found it.

Accountability in everything we do.
JAB is a family run business. The same people who choose each site, lead each design, and navigate each planning process are the ones who stand behind the finished result. That continuity means that every decision carries real weight, and every home reflects the standard we hold ourselves to.

Our story
Where it all began.
Qing Dong Liu arrived in Melbourne in 1996 with a background in architecture from Tongji University in Shanghai, one of the world's most respected architecture schools.
He studied again at the University of Melbourne, this time in property and construction, before completing his first development in Brunswick East in 2001. Four townhouses, built with the same care and attention to detail that defines every JAB project today.
The company name came from family. Joy-Ann Blossom takes its name from Qing and Hong's daughters, Joyce and Annie, and Apple Blossom Court, the street the family called home at the time. It is a name that has carried personal meaning from the very beginning, and still does today.
